Essential Requirements
Extensive experience in managing large-scale capital programmes, ideally within housing or property management.
Demonstrated leadership skills with the ability to manage and motivate multi-disciplinary teams.
Proficiency in contract management and working with external contractors.
In-depth knowledge of the RIBA process and delivering projects across all stages.
Strong communication and stakeholder management skills, particularly with residents and senior officials.
Financial and operational acumen, with a focus on delivering projects on time and within budget.
A solution-focused approach with a strong commitment to maintaining high standards.
Excellent, hands on leadership skills
Experience of developing/shaping new, complex capital programmes of major works.
Procuring large contracts, preferably with Contract management experience.
Outstanding ability to understand (Occupied) resident needs and deliver services accordingly.
Will need strong presentation and communications skills and be confident with dealing with colleagues at all levels and presenting to elected officials etc.
Will need to have extensive experience managing multiple project managers etc.
To oversee the pre-delivery of a substantial 25 million annual capital works programme, focused on maintaining and improving our housing stock.
Key Responsibilities:
Lead the pre-delivery of the 25m annual capital programme, including but not limited to:
Window and roof renewals.
Fire prevention upgrades.
Kitchen and bathroom replacements.
External decorations.
Flat de-conversions.
Manage an in-house team and external consultants/ professionals, driving performance and delivering excellence in programme execution.
Ensure compliance with the RIBA process from inception to completion, including commissioning, contract letting, on-site works, and final sign-off.
Proactively engage with residents, ensuring clear communication and resolution of concerns throughout the programme.
Provide regular operational and financial updates to stakeholders and senior management.
Maintain and update the risk register, identifying and mitigating risks effectively.
Conduct site visits regularly to monitor progress, quality, and compliance with safety standards.
