### Job Specification: Commercial Estate Manager

**Location:** Various Regions (Wiltshire, Somerset, London, Dorset, Devon & Cornwall)

**Reports To:** Head of Commercial Estate

**Direct Reports:** 3-4 (Estate Coordinators, Estate Technician)

**Purpose:**

Manage and deliver a customer-oriented, safe, and efficient commercial estate and facilities management service across a portfolio of workplaces. Ensure compliance with health and safety regulations, manage hard and soft services, and provide a positive workspace experience for colleagues and visitors.

**Key Responsibilities:**

- **Team Leadership:** Lead and develop a small team, ensuring professional standards, mentoring, and team growth.

- **Workspaces Strategy:** Support and deliver the workspace roadmap, managing acquisitions, disposals, and refurbishments to provide safe, inclusive, and agile work environments.

- **Estate Management:** Own relationships with landlords and tenants, manage rent reviews, and ensure compliance with lease agreements.

- **Facilities Management:** Oversee compliance in safety areas (fire, gas, electrical, etc.), and manage planned and reactive maintenance across sites.

- **Contract Management:** Critically review, negotiate, and manage contracts to ensure high-quality service and value for money.

- **Budget Management:** Monitor and manage budgets for allocated portfolios, ensuring effective use of financial resources.

- **System Management:** Oversee systems supporting workspace and facilities management (e.g., lease anniversaries, utilization stats).

- **Health & Safety:** Ensure all workplaces comply with legislative standards and maintain safety-first cultures.

- **Sustainability & ESG:** Promote environmental awareness and sustainability in line with organizational policies, including auditing ISO14001 standards.

**Experience & Qualifications:**

- **Essential:** Proven experience in Estate and Facilities Management, budget management, contract negotiation, and project management. Strong knowledge of health and safety regulations.

- **Qualifications:** IWFM Level 4, Nebosh General Certificate, RICS CRE & FM certification.

- **Desirable:** PRINCE2 qualification, member-level IWFM accreditation, Nebosh Environmental Certificate.

**Competencies:**

- Strong leadership and people management skills.

- Contract management and negotiation expertise.

- Budget and financial management.

- Experience in health and safety compliance, inspections, and risk assessments.

- Ability to manage multiple tasks and projects, ensuring timely completion within budget.
