This role, based in Wakefield, provides an opportunity to take responsibility for the adoption of roads, sewers, and public open spaces while ensuring tight control of bonds and costs.

Job Summary/Purpose

As an Adoptions Manager, youll play a key role in overseeing the adoption process for infrastructure works across residential developments. Youll work closely with production teams, statutory authorities, and internal stakeholders to reduce bond liabilities, streamline operations, and ensure compliance with adoption standards.

Primary Responsibilities
  • Bond Liability Management:
    • Review existing bond liabilities and implement strategies to reduce them in a structured manner.
    • Focus on achieving quick wins and prioritizing larger bonds while maintaining a comprehensive, updated bond removal programme.
  • Database Oversight:
    • Manage bond liability using the internal database, ensuring all key triggers for reductions are identified.
    • Organize timely inspections and certificate applications, optimizing costs and timelines.
  • Collaboration with Production Teams:
    • Ensure timely issuance of maintenance certificates for roads and sewers before project completion.
    • Work with the Production Department to ensure all adoption standards are met, reducing bonds at all trigger points.
  • Health & Safety Compliance:
    • Obtain approval for all Health & Safety Method Statements and Risk Assessments prior to starting maintenance works.
  • Reporting and Scheduling:
    • Maintain accurate and up-to-date adoption schedules and completed estates reports.
    • Ensure the business unit operates well within bond limits.
Experience, Qualifications, and Technical Requirements
  • Relevant experience in a similar role with a recognized housing developer or a Highway/Drainage Authority.
  • Expertise in estate roads and sewer design, construction, and inspection.
  • Proven ability to prepare schedules of work, bills of quantities, and tender analyses.
  • Strong relationships with statutory authorities.
