Small Works Manager - Mechanically Biased
Location: North West England

We are seeking an experienced and proactive Small Works Manager to oversee a range of commercial, residential, and building services projects across the North West of England. The ideal candidate will be mechanically biased, with a strong background in small works management, project delivery, and contractor supervision. ACS qualifications are highly desirable. This is an excellent opportunity for a motivated professional to take ownership of small projects and additional works, ensuring service excellence and compliance with industry standards.

Key Responsibilities:

  • Manage and oversee all extra works, small projects, and additional reactive tasks across the portfolio.
  • Ensure a safe and healthy working environment, maintaining full QHSE compliance.
  • Supervise subcontractors and internal engineers to ensure work is completed to a high standard.
  • Provide technical support to engineers and on-site personnel.
  • Plan, coordinate, and execute minor works, ensuring timely and cost-effective delivery.
  • Liaise with project teams to support ongoing and future works.
  • Ensure all statutory, policy, and contractual commitments are met.
  • Prepare technical reports, performance KPIs, and compliance documentation.
  • Manage budgets related to small works and extra projects.
  • Ensure all permits, risk assessments, and method statements are in place.
  • Conduct regular site inspections and audits to uphold quality standards.
  • Maintain and update engineering life cycle reports.
  • Lead and participate in weekly team meetings, providing updates and feedback.
  • Provide training and mentoring to team members to ensure competency.
  • Support emergency response planning, including business continuity strategies.
  • Maintain strong relationships with key stakeholders and clients to drive service excellence.

Required Skills & Experience:

  • Strong mechanical background with relevant industry qualifications.
  • ACS qualifications (desirable).
  • Experience managing small works, projects, and additional reactive tasks.
  • Strong understanding of QHSE requirements and compliance.
  • Excellent leadership, communication, and problem-solving skills.
  • Ability to manage multiple projects and priorities effectively.
  • Experience working within commercial and residential building services.
  • Ability to manage the electrical install with the assistance of electrical colleagues.
  • Understanding of the building fabric and its impact on mechanical and electrical systems.
  • Proficiency in Microsoft Office Suite, including Word and Excel.
  • A proactive and customer-focused approach to project management.
