Job Overview:

The Pre-Contract Manager plays a pivotal role in the successful delivery of their projects by managing the pre-construction phase, ensuring that all commercial and contractual aspects are thoroughly addressed. This role requires a meticulous approach to tendering, contract negotiation, and risk management, ensuring that projects are set up for success from the outset. The ideal candidate will have extensive experience in the super prime sector, with a deep understanding of luxury construction requirements and client expectations.

Key Responsibilities:

- Tendering & Bid Management: Lead the preparation and submission of tenders, ensuring that all documentation is accurate, comprehensive, and aligned with client requirements. Collaborate with internal teams to develop competitive bids that reflect the companys high standards.

- Contract Negotiation: Negotiate terms and conditions of contracts with clients, consultants, and subcontractors, ensuring that all agreements are fair, transparent, and mitigate potential risks. Secure favourable terms that protect the companys interests while maintaining strong client relationships.

- Risk Management: Identify and evaluate potential risks during the pre-contract phase, developing strategies to mitigate these risks and ensure smooth project progression. Work closely with the legal team to address any contractual issues.

- Client Engagement: Act as the primary point of contact for clients during the pre-construction phase, understanding their vision, requirements, and expectations. Provide expert advice and guidance, ensuring client satisfaction and alignment with project objectives.

- Cost Planning & Estimating: Collaborate with the estimating team to develop accurate cost plans and budgets, ensuring that all aspects of the project are financially viable and align with client expectations. Review and approve all estimates before submission.

- Procurement Strategy: Develop and implement procurement strategies that align with the projects requirements and timelines. Ensure that all subcontractors and suppliers are capable of delivering the highest quality of work.

- Compliance & Documentation: Ensure that all pre-contract documentation is completed to the highest standard and complies with relevant regulations and industry standards. Maintain thorough records of all pre-contract activities.

- Team Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to ensure that the project is set up for success from the beginning. Provide leadership and guidance to junior members of the pre-construction team.

Qualifications:

- Bachelors degree in Construction Management, Quantity Surveying, or a related field. A Masters degree or relevant professional certifications (e.g., MRICS, MCIOB) is highly desirable.

- Extensive experience (7+ years) in pre-contract management within the super prime or luxury construction sector.

- Proven track record of managing high-value, complex construction contracts.

- Strong understanding of luxury construction requirements, high-end client expectations, and bespoke project delivery.

- Excellent negotiation, communication, and interpersonal skills.

- Strong analytical and problem-solving abilities.

- Detail-oriented with a focus on delivering high-quality work.

- Ability to work under pressure and meet tight deadlines.
