I am looking for a property manager to manage our residential and leasehold properties. We are a small team with aportfolio of 70 residentialproperties.

Benefits:

  • Hybrid working: In the office in Woking from Tuesday - Thursday (9am - 5pm) and typically Monday and Friday are half days (9am - 1pm) which are working from home.

Therolewill include:

  • Arranging repairsby liaising with tenants and contractors. Ensure urgent repairs are prioritized and work is completed by contractor in a timely manner.
  • Managing communal areasand liaising with our tenants and leaseholders. Allocating the appropriate contributions for service charge to be collected from leaseholders and liaising with our bookkeeper to ensure these are collected.
  • Maintaining Fire SafetyStandards and keeping up with licensing schemes
  • Liaising with agents for lettingsand providing the appropriate documentation.
  • Keepingcertification up to date(i.e. Gas Safety, EPC, EICR etc)
  • Negotiating rent changeswith residential tenants and arranging renewal documentation
  • Referencing potential tenantswho want to swap tenants using OpenRent
  • Arranging inspections(check in, mid-term and end of tenancy) then reviewing these to see if any deposit deductions are required
  • Notifying utility companiesand the council when tenancy details must be updated
  • Ensuring property schedules are kept up to date

I am looking for candidates with the following skills and experience:

  • Previous experience in residential property management(essential, at least 2 years)
  • Excellent phone etiquette and communication skills
  • Able to work well under pressure and multi-task
  • Great organisational and time management skills
  • Familiarity with the following is advantageous but not essential:
  • Property management software i.e. Re-Leased
  • Monday.com for task management
  • Dropbox
  • Conducting viewings for prospective tenants
  • Serving Section 20 Notice to leaseholders.
