Our client is seeking an experienced Externals Manager to oversee and coordinate the external works for a 60-unit residential project in South London. This role is crucial to ensuring the successful delivery of all external works including drainage, hard and soft landscaping, pavements, and Section 278 (S278) highway works.

#### Key Responsibilities:
- **Site Management:** Oversee all external works on-site including drainage systems, landscaping, pavement construction, and associated S278 works.
- **Health & Safety Compliance:** Ensure that all external works are completed in line with health and safety regulations, promoting a safe working environment.
- **Coordination with Subcontractors:** Manage and coordinate subcontractors involved in external works, ensuring timely and efficient delivery.
- **Quality Control:** Monitor the quality of workmanship and materials, ensuring that the project specifications and quality standards are met.
- **Programme Management:** Work closely with the Project Manager and Site Manager to ensure that external works are completed in line with the overall project programme and key milestones.
- **Stakeholder Liaison:** Act as the key point of contact for local authorities and other external stakeholders regarding S278 and other external works approvals.
- **Logistics Planning:** Manage the logistics and scheduling of external works, ensuring minimal disruption to site activities and neighbouring areas.
- **Budget Control:** Monitor and manage the budget for external works, ensuring costs are kept within the agreed financial parameters.
- **Documentation and Reporting:** Maintain accurate site records and report progress on external works to senior management and the project team.

#### Key Works Involved:
- **Drainage Systems:** Overseeing the installation of drainage infrastructure, including surface water and foul water systems.
- **Landscaping:** Managing both hard and soft landscaping works, ensuring proper execution of design specifications.
- **Pavement Construction:** Supervising the construction of pavements and pedestrian pathways, ensuring compliance with local regulations and design.
- **Section 278 Works:** Managing all highway improvements, including the coordination with local councils for S278 approvals and ensuring works are in line with requirements.

#### Skills & Experience:
- Proven experience in managing external works on residential or commercial construction projects.
- Strong knowledge of drainage systems, landscaping, pavement construction, and S278 works.
- Excellent leadership and team management skills with the ability to effectively manage subcontractors.
- Thorough understanding of health & safety regulations related to construction.
- Experience with project programming and delivering works to tight deadlines.
- Strong communication and coordination skills, with experience liaising with local authorities and external stakeholders.
- Knowledge of quality assurance and the ability to manage budgets effectively.

#### Qualifications:
- Degree or HNC/HND in Civil Engineering, Construction Management, or a related field (preferred).
- CSCS Card.
- SMSTS/SSSTS.
- First Aid Certification (desirable).
