The Opportunity
A leading residential developer is seeking an experienced Freelance Contract Manager to oversee large-scale housing projects (250+ units) across Kent, from Herne Bay to Dartford. The Contract Manager will take full ownership of the contract administration for multiple projects, ensuring that projects are completed to the highest standards, within budget, and on schedule.
Key Responsibilities
Oversee the contract management for all phases of multiple large residential developments.
Manage contract administration, including the preparation, review, and negotiation of contracts and agreements with subcontractors, suppliers, and clients.
Ensure compliance with health & safety regulations, building codes, and NHBC standards.
Monitor and control project costs, budgets, and timelines, identifying potential risks and implementing corrective actions.
Liaise with senior management, clients, and external stakeholders, providing updates and resolving any contract-related issues.
Maintain oversight of subcontractor performance and work quality to ensure contract terms are met.
Act as the key point of contact for all contract-related queries and challenges.
Requirements
Proven experience as a Contract Manager within residential construction (250+ units).
Extensive knowledge of contract law, contract administration, and commercial management.
Experience working on traditional and timber frame builds.
SMSTS, CSCS, and First Aid certifications.
Strong experience in budget control, procurement, and risk management.
Excellent communication, negotiation, and problem-solving skills.
Ability to work autonomously and manage multiple projects simultaneously.
