Our client is looking for a Lettings Negotiator to providing support to the Assistant Lettings Manager and area manager to ensure that clients, tenants, and contractors are always dealt with professionally and efficiently with exceptional levels of customer service.

They will be organising and conducting viewing appointments and learning all aspects of the lettings business. In addition to these functions, employees are required to carry out such other duties as may reasonably be required.

Key Responsibilities:

• Answering telephone calls in a professional manner, ensuring messages are taken accurately

• Processing Key system

• Registering applicants, ensuring contact and other relevant details are accurately recorded

• Matching out properties to prospective tenants when gone live with a new property

• Booking and conducting rental property viewings

• Providing Feedback to Landlords and weekly calls regarding Prices Reductions

• Negotiating and agreeing rental offers with landlord and tenants

• Preparing lettings offer forms

• Processing the offers; carrying out referencing, credit and other relevant background checks to qualify potential tenants, including obtaining relevant ID and Right to Rent, and to ensure that tenants can afford the property rental.

• Preparing Assured Tenancy Agreements

• Informing tenants of any potential changes to rental terms

• Informing tenants of any maintenance works required to the property

• Arranging any pre-tenancy works needed ahead of check in; GSC, EICR, Cleaning, Inventory

• Carrying out check in and file audits, saving all documents on the systems

• Making 20 call outs per day to generate new business - SN to set target audience for the day

• Regular contact with current landlords to maintain stock levels

• Booking rental valuations /Adding letting valuations to the Company system / Adding properties onto the system

• Creating lettings particulars

• Requesting reviews from clients, contractors, tenants etc for SEO to maximise ratings and the profile of the company’s website

• Dealing with voice mails

• Board Management

• Working towards and achieving personal and branch targets

• Upselling products

• Sustained KPI Performance

• Processing Tenancy Renewals from start to finish

• Processing Inspections from start to finish including attending them

• Assisting with Property Management queries; maintenance, check outs, compliance due.

Knowledge, skills, experience and aptitude required:

• The job holder must have proven communication skills and a professional and courteous manner

• The job holder must have high levels of numeracy, accuracy and attention to detail

• Good organisational skills and the ability to use own initiative is also essential

• Good timekeeping and the ability to always manage working time efficiently.

Working Hours:

Monday to Friday 8.30am-6pm, every other Saturday 9am -4pm (when worked a day off in the week will be given)

Salary:

£18,000 - £28,000 basic (depending on experience) plus commission
