Hours: 9:00am-5:30pm Monday to Thursday, 9:00am-5:00pm FridaySalary: Up to £40,000 (dependent on skills, knowledge, and experience)Benefits: Car allowance £4,250 plus mileage, private healthcare, death in service benefits, pension, home-based working with laptop/tablet/mobile phone provided, 25 days holiday plus birthday off and 4 well-being days a year, commission based on 10% of annual service charge for new sites introduced, department cross referral and financial service referral commission.

Our client is a firm of chartered surveyors managing over 4000 residential units across East Anglia, as well as landlord portfolios are seeking a Regional Property Manager. You will be responsible for a portfolio of blocks/units and will act as the designated contact representing our company as the managing agent. Your key accountabilities will include maintaining service levels and ensuring client satisfaction.

Key Accountabilities:

  • Act as the client account manager for a portfolio of sites, serving as the main point of contact.
  • Regularly visit properties in your portfolio, conduct site inspections, and follow up on any remedial actions identified.
  • Ensure residents are aware of your visits to facilitate communication and promote regular visits.
  • Maintain a documented audit trail of issues raised and actions taken, including photographic evidence.
  • Stay up-to-date with legislation and anticipate changes that may affect properties under your control.
  • Read, interpret, and understand leases, foresee issues, and ensure departmental processes recognize lease requirements.
  • Manage a geographical property portfolio, develop service levels, and advise freeholders and leaseholders.
  • Respond to correspondence in a timely manner and address issues to meet positive service testimonials.
  • Handle claims and identify potential insurance risks during site inspections.
  • Collaborate with Client Finance on budget and service charge queries.
  • Attend regular meetings, including AGMs and Directors meetings, which may occasionally be outside normal working hours.
  • Maintain a planned 3-5 year maintenance schedule for buildings.
  • Ensure the availability and maintenance of signed management agreements.
  • Deliver welcome packs to new residents and establish trust with new directors.
  • Innovate to improve service and prevent recurring problems.
  • Maintain accurate data and ensure compliance with legislation and codes of practice.
  • Establish and monitor a list of approved local contractors.
  • Generate new business and revenue from each block, including cross referral opportunities.
  • Draft and manage service charge budgets in collaboration with the Client Finance team.

Key Performance Indicators:

  • Customer satisfaction levels through resident feedback, AGMs, and complaints.
  • Retention of blocks and increase in portfolio.
  • New business and revenue generated through each block.

Essential Skills, Experience & Education:

  • Minimum 1 year of experience in a Block/Property Manager role.
  • Knowledge of legislation relating to leasehold property.
