(Full time) Block and Estate Manager (Part home-based 2 Days) - All levels considered

We are a family-run Block and Estate Management business with offices based in Hemel Hempstead HP1 and Sevenoaks TN13, offering a unique opportunity to join our growing team as a block & estate manager. We manage residential apartment blocks and complexes in London and the surrounding counties.

The role will be based at our Sevenoaks office, a short distance from the station. A driving licence is essential.

Block and Estate Management experience is desired but not essential. We are seeking all-level candidates for a full position. In some cases, we feel that specific characteristics and personal skills hold a greater value than experience in the industry. Training in some areas can be provided for the successful candidate. This role may also suit those in a similar facilities management field.

A successful candidate must be well-presented, have a strong personality and be well-grounded, although all backgrounds and experience will be considered. It is essential that the candidate has a high level of literacy and can operate well in email, word, excel, etc. As communication is at the core of our business, candidates must have excellent customer service skills and a professional, diplomatic approach.

As one of our Block & Estate Managers, your role will be to proactively and professionally manage a portfolio of residential properties and work closely under the direction of the business owner to achieve short and long-term business goals. You will act as the point of contact for clients and leaseholders.

Duties include:

  • Develop and maintain good working relationships with clients, leaseholders and maintenance suppliers daily.

  • Attend and minute board meetings, AGMs, Directors Meetings, resident meetings and new business meetings at intervals.

  • Prepare Service Charge Budgets and monitor cash flow for each managed property.

  • Manage and authorise expenditure in line with client instructions.

  • Carry out site visits at regular intervals in line with management agreements.

  • Project manage reactive and planned repair and maintenance in accordance with client instructions.

  • Understand the requirements of Section 20 Consultations in accordance with the Landlord & Tenant Act 1985.

  • Manage clients, leaseholders and maintenance suppliers via phone, email and letter daily.

  • Review Leases to ensuring services and any issues are dealt with in full compliance with the Lease.

  • Deal promptly with Insurance issues, including claims.

  • Deal promptly and thoroughly with leasehold sales enquiries.

  • Ensure all properties are managed and adhere to relevant, Health & Safety legislation and ARMA regulations.

  • Any other duties to assist in the smooth and professional operation of the business.

Package;

Full time; £25,000-£45,000 per annum Monday Friday 9am- 5pm Experience depending

Salary paid in arrears and on the last working day of the month.

No car is offered with this role, but we will consider a car mileage allowance. The successful candidate must have their own vehicle and be willing to travel. The role will require travel by train from time to time, covered by the company.
